CWPC notes the Planning Officer’s comments, August 2024, regarding the previous application of a very similar nature, for this property.

This application does not highlight substantial amendments from the previous application, and it is felt the property will be overbearing on the roadside.

CWPC would welcome the Planning Officer’s comment  with regard to whether the amended plans submitted here are sufficiently revised.

Proposed new detached dwelling adjacent to 34 Coppice Farm Road with new dropped kerbs.

CWPC strongly objects to this application for the following reasons:

Despite a reduction in size, in comparison to the previous application, this would still result in an overdevelopment of the site.

We have deep concerns regarding the parking provision, and believe it will lead to cars parking on the corner of Coppice Farm Road and Old Kiln Road thus becoming a highways safety issue for pedestrians and vehicles.

  1. Questions from members
  • Cllr Johncock highlighted an enquiry from a Flackwell Heath resident with concerns regarding an intended planning application for a development on Heath End Farm. It was agreed that the statement drafted by Cllr Johncock be sent as a response to this resident.
  • Cllr Darch advised that he had attended the planning committee meeting, 22 October 2025, in respect of application 24/07240/REM – Ashwells Field. The application has been approved by a small majority.  Cllr Darch noted that conditions will be applied to the approval, including for the management of the open spaces within the site, for which a committee should be formed.  Traffic calming measures, particularly around the village schools, are yet to be resolved.

The chairman thanked those present and closed the meeting at 12.33pm

Date & time of next meeting: Tuesday 11 November 2025 @ 12pm, on Teams
